Want to see what this looks like with your real numbers?
This calculator is a strong starting point. The real opportunity usually comes from reviewing your actual income flow, expenses, loan structure, and surplus in detail together.
Important disclaimer: This calculator provides a general illustration only. It does not constitute personal credit advice, financial advice, tax advice, legal advice, or lender approval. Actual outcomes will depend on your individual circumstances, product features, fees, interest rates, and how consistently the strategy is followed. All figures are estimates only.

Understanding Your Results
Interpreting the numbers
What Do These Numbers Actually Mean?
The calculator shows the potential impact of directing surplus income toward your home loan each month.
Every situation is different — but these four cards explain what each figure is really telling you.
📉
Interest Saved
This is money that would have gone to the bank under standard repayment terms. Directing your monthly surplus into an offset or redraw reduces the principal the bank charges interest on — every single month. Small surpluses compound significantly over a 20–25 year term.
📅
Time Saved
Years off your loan term means years of financial freedom gained. The strategy finish date is not just theoretical — it reflects the compounding effect of consistent surplus direction. Your actual result depends on how consistently the surplus is applied.
💰
Monthly Surplus
This is the most important number on the page. If it feels too large, your living expenses may be underestimated. If it feels right, this is the exact amount that could be reducing your mortgage faster each month — rather than quietly disappearing.
🏦
Offset vs Redraw
Both structures reduce the interest charged on your loan. The key differences relate to access, product fees, and how funds are treated by lenders. Read our guide on Offset vs Redraw → to understand which structure may suit your situation.
The Surplus Surprise
The number most people haven't measured
The Numbers May Not Feel Real. That's Usually the Point.
When people run this calculator for the first time, the most common reaction is scepticism — not because the calculation is wrong, but because most households have never actually sat down and measured their surplus properly.
The calculator does one simple thing: it takes your monthly net income and subtracts your living expenses, additional spending, and your minimum repayment.
What remains is your potential monthly surplus. If that number surprises you, there are only two explanations.
🔍
Your expenses are underestimated
Most people estimate living costs from memory. When they actually review 12 months of transactions, the figure is almost always higher — sometimes significantly.
💸
Money is leaving without you noticing
Subscription creep, irregular spending, lifestyle inflation — these don't feel significant in the moment. But across a year, they often represent thousands of dollars of untracked outflow.
The Exercise Most People Avoid
One exercise. Significant clarity.
Before You Dismiss the Numbers, Try This
Open your bank app. Go back 12 months. Look at every transaction — not just the obvious ones.
Most households who do this properly find money disappearing into categories they hadn't thought to examine.

❌ Where most people stop
They see the surplus figure, feel it's unrealistic, and move on. The calculator result goes ignored. The loan continues on bank terms. Nothing changes.
✅ What makes the difference
They review their actual transactions, refine their expense figure, and then use the real surplus number as the basis for a structured plan. The loan starts shrinking faster.

The people in that top 5% did something most people never do: they took deliberate control of their surplus cash flow. Many used this exact approach — building equity faster in their home loan — to position themselves for their first investment property.

Rethinking the Strategy
What actually moves the needle
The Biggest Mortgage Myth
Most homeowners focus on the wrong variable. Rate matters — but it's rarely the primary driver of long-term outcome.
✓Knowing your real monthly surplus — not an estimate
✓Directing that surplus consistently to offset or redraw
✓Choosing the right loan structure for your cash flow
✓Reviewing the strategy annually as income changes
The single most important number in your mortgage strategy
Your Monthly Surplus
Loan balance How fast it falls each month
Wealth building Whether investing becomes possible
Financial freedom How quickly it can arrive
Want to check whether these numbers are realistic for your situation?
We can review your income, expenses, current loan structure, and surplus together — and show you what a realistic strategy looks like with your actual figures.
The calculator estimates the minimum repayment on your home loan, then works out how much monthly surplus may remain after living expenses and additional planned spending. It compares standard bank repayment terms with a more structured strategy in which the surplus is directed either to an offset account or to the home loan through redraw.
Gross income provides context, while monthly net income drives the actual strategy calculation. The calculator uses monthly net income because that is the amount realistically available to cover spending, loan repayments, and any surplus directed to the strategy. Use our Income Tax Calculator to find your monthly net figure.
Living expenses cover your normal ongoing household costs — groceries, utilities, transport, insurance, school fees, and other regular commitments already captured in your monthly budget. Use our Living Expenses Calculator to build a more accurate estimate.
Additional spending covers planned expenses beyond your usual living cost estimate — holidays, irregular family costs, upcoming large purchases, or other lifestyle spending you want to allow for. Keeping this separate from living expenses gives you a cleaner view of your true recurring surplus versus discretionary outgoings.
Offset package loan: Surplus cash is held in an offset account linked to the loan. The balance in that account reduces the principal the lender charges interest on each day. Package fees may apply.
Basic home loan + redraw: Surplus cash is directed straight into the loan and reduces the balance directly. Funds may be accessible later via redraw. No ongoing package fee is included in this comparison.
Yes. If you select the offset package loan option, you can enter either an annual or monthly package fee. The calculator deducts that cost from your surplus before running the comparison — so you can see whether the offset structure is worthwhile after fees.
Not directly. The calculator assumes the interest rate you enter is the average rate across the remaining term. You can use the + / − controls next to the rate field to test a slightly higher or lower average rate and see how that affects the outcome.
No. HELOCs (Home Equity Lines of Credit) are primarily a US product and work differently to Australian offset and redraw structures. Our guide explains the key differences between the HELOC and Australian offset mortgage strategies →
That depends on more than the interest rate. The right structure depends on fees, cash flow habits, access to funds, product features, tax considerations if you may later convert the property to an investment, and how disciplined you are likely to be with accessible funds. This is why a personalised review is more useful than relying solely on a calculator result.
