First Home Buyer Home Loans: Plan Your Purchase From Deposit to Settlement
Buying your first home involves more than finding a lender with a low advertised rate.
You need to understand your borrowing capacity, total cash required, government scheme options, loan structure, documents and the steps from pre-approval to settlement.
Your Home Loan Consultant helps first-home buyers across Australia compare home-loan options and prepare an application around their circumstances.

Start with three numbers
Before you inspect properties or make an offer, separate these three numbers:
Possible purchase range.
This depends on income, debts, living costs, deposit, lender policy and repayments you can manage.
Cash needed to complete
Include the deposit, transfer duty or concessions, legal and conveyancing costs, inspections, lender fees, moving costs, settlement adjustments and any possible lender's mortgage insurance.
Buffer after settlement.
Keep an amount available for repairs, insurance, moving expenses and the first repayment cycle.

Online Calculators
A calculator can provide an estimate, but it cannot confirm lender approval, property valuation, scheme eligibility or the final loan amount.
Deposit options for first-home buyers
A deposit may come from genuine savings, a gift, an eligible government scheme, released First Home Super Saver funds, sale proceeds or another acceptable source. Each lender may apply different evidence and timing requirements.
A smaller deposit may be possible for eligible borrowers, but it can affect the loan-to-value ratio, lenders' mortgage insurance, lender choice and the cash you need at settlement. We can compare the available pathways rather than assuming that one deposit percentage suits every buyer.
Government schemes and lender approval are separate checks
Government first-home buyer schemes can help eligible buyers access a lower-deposit pathway or other support. Scheme eligibility does not guarantee that a lender will approve the loan.
You still need to satisfy the lender's assessment, property rules, income and expense checks, documentation requirements and credit policy. Scheme rules can change, so confirm current eligibility through the official government source and the participating lender before relying on an assumption.
What we review before recommending a loan
We look at more than the headline interest rate. The review can include:
Your Home Loan Consultant is accredited with more than 40 lenders. The lenders relevant to you will depend on your financial position, property, goals and the lender's current policy.
From first conversation to settlement
Our process is designed to make each stage clear:
1. Discuss your goals
We learn what you want to buy, when you want to buy it, how much deposit you have and what questions you need answered.
2. Review your position
We assess income, expenses, debts, savings and documents to understand the likely lending pathways.
3. Compare suitable options
We compare relevant lender options and explain the trade-offs in rate, features, policy, fees, deposit requirements and loan structure.
4. Prepare the application
We help organise the documents and submit the application to the selected lender. Approval remains subject to the lender's assessment.
5. Support you through approval and settlement
We help manage lender conditions and questions and stay involved as the application moves toward settlement.
Your Step-by-Step Buying Timeline
Follow the typical journey from pre-approval to settlement so you know what to expect.
