How lenders use your living expenses when assessing borrowing capacity
Lenders compare your declared monthly living expenses against their own minimum benchmark figure (known as the Household Expenditure Measure, or HEM). They will always apply the higher of the two amounts — so if your actual expenses exceed the benchmark, your declared figure is used in the assessment. Entering accurate figures here gives us a true picture of your financial position and avoids surprises during the lending process.
